A controversial area of green open space in Ilkeston which previously sparked petitions and resident objections has been placed under offer after being marketed for potential residential development.
The 1.43-acre site off Wardlow Road was recently advertised by commercial property agents Innes England, who described the land as suitable for residential development subject to planning permission.
The listing has since been marked as “under offer”.
Sales particulars state there is currently no planning permission in place, but add that the site “readily lends itself to residential housing considering the area and surrounding amenities.”
The land is currently described as green open space used recreationally within an established residential area near Heanor Road.
The site was previously at the centre of significant public opposition in 2023 after Erewash Borough Council proposed disposing of the land as part of a wider programme of asset sales.
At the time, hundreds of residents objected to the proposals, with a Change.org petition attracting more than 300 signatures opposing the potential loss of the green space.
Residents described the field and wooded area as an important local amenity used for dog walking, wildlife, community events and social interaction, particularly during the Covid pandemic.
Objection letters submitted to the council also raised concerns about the loss of open space for elderly residents, the impact on wildlife habitats and the potential consequences of future development.
At the time, the council said the land was considered “surplus to requirements” and argued that proceeds from potential land sales could help fund investment, regeneration and wider council projects.
The Wardlow Road site later formed part of a wider council land disposal programme which opponents criticised as a “fire sale” of public assets.
No planning application has currently been submitted for the land, and no details about the prospective purchaser or any future proposals have yet been made public.
However, with the site now under offer, the issue is likely to reignite debate locally around development pressures, council-owned land sales and the future of green spaces in Ilkeston.
