Plans have been submitted to transform part of a prominent Bath Street property into nine flats while retaining the existing ground-floor commercial units.
The application relates to 50-52 Bath Street in Ilkeston and proposes the conversion and extension of the building to create a mix of one and two-bedroom apartments above the existing shops.
Under the plans, the two commercial units would remain in place at street level, while the upper floors would be converted into residential accommodation. The scheme would also include a new third floor, rear extensions, cycle storage for up to 10 bicycles and dedicated bin storage areas.
Planning documents state that the development would provide a total of nine flats, made up of five one-bedroom properties and four two-bedroom homes.
The site sits within the Ilkeston Town Centre Conservation Area, and the application includes alterations to the roof, rear elevations and upper floors. The applicant argues that the proposed third-floor addition has been designed to reflect similar extensions already present on neighbouring Bath Street buildings.
A supporting planning statement says the project would bring largely unused upper floors back into use while retaining the commercial premises at ground level.
The proposal would result in a net gain of eight residential units, with one existing flat already located within the building.
As with all planning applications, Erewash Borough Council will now consider the proposal alongside comments from residents, consultees and planning officers before reaching a decision.
