A major retirement apartment scheme, a proposed drive-thru coffee shop, overnight gates on a popular Ilkeston cycle route and a large HMO conversion are among the applications due to be considered by Erewash Borough Council’s Planning Committee next week.
The committee will meet at Long Eaton Town Hall on Wednesday 10 June at 6pm to determine nine planning applications from across the borough.
Planning officers have recommended approval for seven of the applications, with two recommended for refusal.
Retirement Apartments Planned for Sandiacre
One of the largest applications on the agenda concerns land between Lidl and the Erewash Canal on Station Road, Sandiacre.
The proposal would see a four-storey retirement living development built on the long-vacant site, providing 53 apartments for people aged 55 and over, together with parking, landscaping and communal facilities.
Planning officers acknowledge the development would have some impact on the nearby conservation area but conclude that the benefits outweigh the harm.
Officer recommendation: APPROVE
Former Embassy Club Site
Councillors will also consider plans to demolish the former Embassy Club building on Lawrence Street in Long Eaton.
The scheme would replace the building with a residential development containing 16 one-bedroom apartments.

Drive-Thru Coffee Shop at Former Police Station
Another significant application involves the former police station site on Midland Street, Long Eaton.
Plans propose demolishing the existing structures and replacing them with a drive-thru coffee shop, electric vehicle charging facilities and associated parking.
Officer recommendation: APPROVE
Gates Planned for National Cycle Route 67 in Ilkeston
An application affecting Ilkeston would introduce temporary gates and fencing on National Cycle Route 67 at Quarry Hill Road.
The proposal would allow overnight closure of part of the footpath and cycleway.
The route forms part of the wider National Cycle Network and has attracted considerable local interest.
Officer recommendation: APPROVE
Large TV Screen at Cat & Fiddle
The Cat & Fiddle pub on Ladywood Road, Kirk Hallam, is seeking permission to install an 86-inch external television screen mounted within a freestanding support structure.
Officer recommendation: APPROVE
HMO Application Recommended for Refusal
The only application recommended for refusal concerns a property at 8 Oxford Street, Long Eaton.
The proposal would convert the property into an eight-person House in Multiple Occupation (HMO).
Planning officers have concluded the development should not be approved.

Bungalow Transformation in Little Eaton
An application at 8 Eaton Bank, Little Eaton, would see an existing bungalow extensively remodelled and extended to create a two-storey dwelling.
Works would include raising the roof, extensions to the front and sides, demolition of the existing garage and landscaping changes.
Officer recommendation: APPROVE
Ilkeston Yard Expansion Proposal
At McGovern House on Condor Road, Ilkeston, an application seeks permission to extend the site’s boundary and create a larger operational yard.
Planning officers have recommended that councillors reject the proposal.
Officer recommendation: REFUSE
Rugby Club Shipping Containers
The final application concerns Long Eaton Rugby Club, where permission is being sought to retain an existing shipping container and install an additional container at the site.
Officer recommendation: APPROVE
Meeting Open to the Public
The Planning Committee meeting will take place at Long Eaton Town Hall on Wednesday 10 June from 6pm and is open to members of the public.
