Erewash Borough Council has tonight approved plans for 16 new homes on the fields opposite Ambivets on Little Hallam Hill, Ilkeston.
The scheme, put forward by Waterville Land Ltd, will see a mix of houses and bungalows built, including two one-bedroom bungalows designed to accessibility standards and offered as affordable housing for social rent.
As part of the approval, the developer will contribute:
• £20,299.61 towards education – funding one infant place at Field House Infant School
• £4,800 towards open-space and play area improvements at Oak Apple Crescent
The council’s planning officers recommended the scheme for approval, saying it was acceptable in terms of layout, design, highways, ecology and heritage, subject to conditions.
Seven objection letters were submitted, raising concerns about road safety, congestion and the impact on a nearby listed building. Officers acknowledged there would be “some harm” to the heritage setting but judged that the public benefit of new housing outweighed it.
This is a scaled-down version of a 2024 proposal for 26 affordable homes on the same site, which was refused.
Work can begin once the legal agreements are signed and planning conditions are met.
