Plans submitted to turn historic Long Eaton mill into 80 flats – with just 19 parking spaces

Plans have been submitted to convert a large historic mill building on Derby Road in Long Eaton into 80 residential flats.

The proposal would see Bridge Mills, a former commercial building near the Erewash Canal, brought back into use. The scheme includes a full internal conversion alongside roof improvements and new windows.

What’s being proposed

The development would create 80 flats in total, made up of 73 one-bedroom apartments and 7 two-bedroom apartments.

Most of the homes would be relatively compact, with many one-bedroom flats sized between approximately 37 and 44 square metres. The applicant states that all units meet national space standards.

Parking provision

One of the most notable aspects of the proposal is the level of parking.

Plans show just 19 parking spaces for 80 flats. This equates to roughly one space for every four homes.

The scheme instead places emphasis on alternative provision, including 84 cycle spaces.

This is likely to raise questions about the potential impact on surrounding streets.

Changes to a historic building

The building sits within the Long Eaton lace factories conservation area.

Proposed works include a replacement slate roof, new conservation-style roof windows, and external improvements designed to reflect the building’s industrial character.

A previous application relating to roof alterations was refused. The applicant states that this new proposal has been amended to address those earlier concerns.

Affordable housing

The developer acknowledges that affordable housing may be required as part of the scheme.

However, the level of provision has not yet been confirmed and will depend on the outcome of a viability assessment. This means contributions could be reduced if the scheme is deemed financially unviable.

Location

The site is located approximately half a kilometre from Long Eaton town centre and is close to a range of local amenities, including shops, services and green spaces such as West Park and the Erewash Canal.
