Two major planning applications have been submitted for land within the Novotel site on Bostocks Lane in Long Eaton. The proposals include a new 76 bedroom care home and a separate development of 14 new houses. The hotel itself is not proposed to close.
76 bedroom care home
One application seeks permission to construct a purpose built care home on part of the hotel grounds. The plans set out a large building containing 76 bedrooms along with communal areas, landscaped surroundings and changes to the existing parking layout.
Documents submitted with the application confirm that the proposal has been in development since 2022 and would represent a significant addition to the site.
Fourteen new homes
A second application proposes the construction of 14 houses on another section of the hotel land. The scheme includes a mix of three and four bedroom properties along with associated landscaping and further changes to the parking layout. No smaller homes or affordable housing units are included within the proposal.
Hotel use
Both planning applications list the existing use of the site as a hotel. There is no proposal to close the Novotel or alter its use. The hotel was previously used as temporary accommodation for asylum seekers during national overflow periods, while the Best Western hotel across Bostocks Lane continues to be used for that purpose. The new applications are separate to those arrangements.
Parking and access
Each development would require a reconfiguration of the hotel car park. The care home proposal would reduce the number of hotel spaces from 160 to 137, while the housing proposal would reduce it from 160 to 119. The impact is expected to remain within the site rather than affect nearby residential areas.
Biodiversity and landscaping
Both applications must meet updated biodiversity requirements, meaning that the developer will be required to increase the habitat value of the land through new planting or other environmental measures.
