Plans to demolish Wade House on Green Lane and replace it with 12 new homes have been given the green light by Erewash Borough Council.
The scheme, put forward by applicant Mr Breame, will see 10 three-bedroom houses and 2 four-bedroom houses built on the site, which backs directly onto the Erewash Canal near Green’s Lock, a Grade II listed structure.
The land – currently occupied by Wade House and a builder’s storage yard – is classed as brownfield and sits within an established residential area.
Key points of the development:
A new adopted road and footpath will link the site to Andrew Avenue and the canal bridge. Each home will have off-street parking and a private garden. Strict conditions have been set, including protecting bats, boosting biodiversity, and ensuring the canal bank is not damaged during construction. Flood risk will be managed through raised floor levels and a new drainage scheme. No affordable housing contribution has been required, as the site is below the size threshold.
Concerns had been raised about past contamination, the risk of flooding, and the impact on wildlife, but the council concluded the development was acceptable subject to conditions.
Construction is expected to begin within the next three years.
