A new planning application has appeared on Erewash Borough Council’s planning register that could see another House in Multiple Occupation (HMO) created in Ilkeston town centre.
The application relates to The Old Print Works, 17 Queen Street, Ilkeston (DE7 5GT) and was validated by the council on 10 December 2025.
According to the brief description published so far, the proposal is for the conversion of existing commercial offices into a three-bed HMO and three studio apartments, alongside two new dormer extensions to the warehouse roof and the replacement of windows and doors.
At this stage, the application is listed as a change of use and is currently marked as pending consideration.
However, while the headline details have now been added to the planning register, no supporting documents, plans or reports have yet been made publicly available, meaning residents are currently unable to view the full proposals in detail.
HMOs remain a sensitive and closely watched issue in Ilkeston, particularly in and around the town centre, where residents have previously raised concerns about parking pressure, noise, and the cumulative impact of multiple conversions in a small area.
