Plans approved for 20 new homes on former Beechcroft Care Home site in West Hallam

Plans to build 20 new homes in West Hallam have been approved by Erewash Borough Council’s planning committee.

The development will transform the former Beechcroft Care Home site off Nursery Avenue into a new residential cul-de-sac, bringing new housing to a previously developed brownfield site within the village.

Planning officers said the proposal makes effective use of land within the settlement boundary and will deliver a mix of family homes close to local shops, services and public transport.

Mix of homes planned

The scheme includes a range of detached and semi-detached houses arranged around a new access road, with private gardens, parking spaces and landscaped areas.

During discussions, councillors commented positively on the variety of housing styles proposed for the development.

Developers worked with planning officers over a number of months to refine the layout, house types and building heights to ensure the scheme sits comfortably alongside neighbouring properties.

Affordable housing included

Two affordable homes will be delivered as part of the development and secured through a Section 106 legal agreement with the council.

An independent viability review concluded this was the level of affordable housing the scheme could support while still allowing the redevelopment of the site to go ahead.

Highways and ecology

Derbyshire County Council, acting as the highways authority, raised no objections to the proposed access arrangements.

Plans include a new internal road built to adoptable standards, along with parking for residents and visitors and turning space for emergency vehicles.

Ecology surveys were also carried out on the site. Further checks confirmed no active bat roosts were present, although mitigation measures will be in place during construction.

The development will also include biodiversity improvements such as new planting and bat boxes.

Planning permission granted

Following discussion, councillors voted to grant planning permission for the development.

The decision clears the way for the redevelopment of the former care home site, bringing new homes to West Hallam while making use of land that has already been developed.
