A fresh planning application has been submitted to convert Ingleside House on Wilmot Street into three residential flats, just months after an earlier proposal for the same building was refused by Erewash Borough Council.
The property, which has only recently become vacant following its use as a hair and beauty salon, is now the subject of a revised bid to create two one-bedroom flats on the ground floor and a two-bedroom flat on the first floor.
A similar scheme was rejected in September after planning officers raised concerns about the standard of accommodation proposed. Their report highlighted “significant issues” around access to natural light, outlook and privacy, concluding that one of the flats offered “entirely unacceptable” living conditions. The council also said that resolving those issues would require a fundamentally different design.
The new submission puts forward updated layouts and internal alterations intended to address those concerns. External changes remain limited, focused mainly on the modern rear extension, while the original frontage of the Victorian building would remain unchanged.
Ingleside House sits within the Ilkeston Town Centre Conservation Area, meaning any alterations must preserve the appearance and character of the surrounding streetscape. A heritage assessment provided with the latest application states that the proposals would not harm the building’s contribution to the area, and that bringing it back into long-term residential use could help secure its future.
The council will now assess whether the revised designs meet the standards required under local planning policy, including space, amenity and conservation requirements.
A decision is expected in due course.
