Retrospective Planning Application Filed for Works at 32 East Street

A retrospective planning application has been submitted to Erewash Borough Council for a rear extension already constructed at 32 East Street – a property that has been the subject of multiple planning submissions and appeals over the past year.

The new application seeks to regularise a single-storey rear extension which was built without planning permission between August 2025 and January 2026.

A Long Planning History

This property has featured repeatedly in council planning records:

  • A new HMO application was previously submitted after earlier refusals.
  • A bid to convert the building into studio flats was refused by planning officers.
  • A later application for a six-bed HMO was approved following earlier refusals.

Those stories highlighted debate among residents and councillors over appropriate use and development of the East Street property. The retrospective application now adds a different matter for consideration: works carried out without prior approval.

What Has Been Built?

Plans submitted with the retrospective application describe:

  • A single-storey rear extension
  • Brick exterior to match the existing house
  • Flat roof construction

The agent for the applicant says the extension was originally believed to be covered under permitted development rights, but subsequent advice indicated it exceeded allowable limits.

What Happens Next?

Erewash Borough Council will now consider the application on its planning merits, including its impact on neighbouring properties and the character of the area.

Residents can view the application documents and comment via the council’s planning portal before a decision is made.
