What’s being planned for the Old Print Works on Queen Street

Plans have been submitted to convert the former Old Print Works building off Queen Street in Ilkeston into a small residential development.

The proposal would see the vacant commercial building brought back into use as four residential units, made up of:

  • One three-bedroom House in Multiple Occupation (HMO), and
  • Three self-contained studio apartments

Where is the site?

The Old Print Works is located to the rear of Queen Street, accessed via a shared courtyard between Queen Street and South Street.

The site sits on the edge of Ilkeston town centre, within the Ilkeston Conservation Area, and next to the Baptist Church, which is a Grade II listed building. The application site itself is not listed.

What is being proposed?

According to the submitted plans and supporting documents:

  • The existing two-storey front building would be converted into a three-bedroom HMO
  • The attached single-storey warehouse to the rear would be converted into three studio apartments
  • Each unit would have its own independent entrance
  • The majority of the work would be internal, making use of the existing structure

External changes would be limited and include:

  • Replacement of existing windows and doors
  • Removal of former garage doors and installation of new entrances
  • Installation of rooflights within the warehouse roof
  • Addition of two small dormer extensions to create mezzanine sleeping areas in two of the studio apartments

The overall footprint and height of the building would remain largely unchanged.

Parking, access and facilities

  • The plans show two on-site parking spaces, the same number currently available
  • Cycle storage and refuse storage areas are included within the site
  • Access would continue to be via the existing shared courtyard from Queen Street
  • The site lies within Flood Zone 1, meaning it is classed as low risk for flooding

Previous planning history

A previous application in 2023 to convert the building into a nine-person HMO was refused by the council.

The current proposal differs by reducing the number of occupants and introducing a mix of shared and self-contained accommodation, with revised layouts intended to improve internal living conditions.

Local concerns

Concerns have been raised locally about shared access, parking, noise, site security and whether the revised proposal sufficiently differs from a previously refused application.

What happens next?

The application will be assessed by Erewash Borough Council against planning policies covering housing standards, impact on neighbouring uses, conservation area considerations, access and parking, and residential amenity.

Residents can view the full plans and submit comments as part of the planning consultation process before a decision is made.
