New Stanton Park factory plans to be considered by councillors

Plans for a new manufacturing facility at New Stanton Park are due to be considered by councillors at next week’s Erewash Borough Council Planning Committee meeting.

The application, submitted by Fassa Bortolo, proposes a render product manufacturing plant on land off Lows Lane, near Ilkeston, as part of the wider regeneration of the former Stanton Ironworks site.

What is proposed?

The plans include a large industrial complex comprising:

  • A main warehouse and production buildings
  • A mixing tower measuring up to 60 metres in height
  • Storage and milling towers
  • Office and training facilities
  • Parking for cars, HGVs, motorcycles and cycles
  • Landscaping, lighting and associated infrastructure

The development would occupy around five hectares of land within New Stanton Park.

Employment and site operation

According to the planning documents submitted with the application, the facility would support around 55 permanent jobs once operational, alongside temporary employment during the construction phase.

Transport information provided as part of the application shows that materials and finished products would be moved by road, with HGV access via the existing road network serving the site. No rail freight arrangements form part of the current proposal.

Objections received

The application is being considered by the Planning Committee after more than 30 objections were received from members of the public.

Concerns raised include:

  • The scale and visual impact of the proposed buildings
  • Traffic and HGV movements
  • Potential impacts from noise, dust and lighting
  • The effect on nearby communities and countryside

Stanton-by-Dale Parish Council has also objected to the proposals, citing concerns over the height of the buildings and traffic impacts.

Planning context

Planning officers say the site is allocated for industrial and employment use as part of the long-term regeneration of New Stanton Park. Reports prepared for councillors conclude that environmental, highway and noise impacts could be managed through planning conditions, although the height of some structures exceeds limits set out in earlier approvals, which is one of the reasons the application is being brought before the committee.

What happens next?

Councillors will consider the application at the Planning Committee meeting on Wednesday 11 February, where they will decide whether to approve or refuse the proposal, or approve it subject to conditions.

Ilkeston News will report on the outcome following the meeting.
