A proposal to build nine new houses on overgrown land next to the Asda petrol station on Heanor Road will go before Erewash Borough Council’s Planning Committee next Wednesday.
The plans – submitted under application ERE/0725/0018 – include four pairs of semi-detached homes and one detached three-bedroom house, all arranged around a small cul-de-sac. Access would be created via a new road running along the side of the petrol station.
Planning officers have recommended the scheme for approval, but the final decision will be made by councillors at the meeting on Wednesday 10 December at 6pm.
What’s Being Proposed
According to the submitted plans, the development would include:
- Nine two-storey family homes
- Private gardens and parking
- Garages for several plots
- A widened footpath and pedestrian route into the site
- A shared-surface road designed to slow traffic
Each home would offer around 105m² of internal space, exceeding minimum national space standards. P
Why the Site Has Drawn Attention
The vacant land sits behind the petrol station, bordered by homes on Vicarage Street and Jeffries Close. Because of the site’s enclosed shape, access arrangement and proximity to the forecourt, the application has generated notable local interest.
What Neighbours Are Worried About
The planning report summarises several objections raised during consultation, including:
- Safety concerns about the new access road running beside petrol pumps
- Lack of a pavement at the site entrance
- Overlooking and loss of privacy from first-floor windows facing existing gardens
- Land level differences raising questions about stability and maintenance
- Noise concerns due to narrow gaps between some plots and existing boundaries
- Requests to retain an existing hedge which neighbours say helps with wildlife, noise and screening
- A request from Derbyshire Swift Conservation for nine swift nesting bricks
These concerns triggered the application to be sent to the Planning Committee for a public decision.
What Planning Officers Say
Council planners conclude that the site is suitable for new housing, stating that:
- It lies in a mainly residential area
- Shops, buses and schools are within easy walking distance
- The scheme would make “efficient use” of underused urban land
- Privacy and noise impacts are within acceptable levels due to layout, separation distances and land levels
- Highway concerns were addressed after revised plans were submitted
- Matters like swift boxes, landscaping and contamination checks can be controlled through planning conditions
The overall recommendation is to approve the development, subject to several conditions.
