A planning application has been submitted to convert an existing commercial storage building into four separate commercial units on land to the rear of Queen Elizabeth Way in Kirk Hallam.
The proposal relates to a building currently used for commercial storage and would see it converted into four smaller units under Use Class E(c)(iii), which covers services such as hairdressers, barbers, beauty salons, nail bars and similar businesses.
The site is located behind residential properties on Queen Elizabeth Way, within Kirk Hallam.
What is being proposed
According to the planning application, the existing building would be internally reconfigured to create four individual commercial units.
Plans show each unit would be suitable for small-scale service businesses, rather than retail or food and drink uses. Shared facilities including staff rooms and toilet areas are also included within the layout.
No residential accommodation is proposed as part of the scheme.
External changes
The application includes a number of external alterations to the building.
These include the erection of a flat-roofed, rear-facing dormer. Proposed materials are intended to match the existing structure, with brickwork retained and grey cladding or tiles used to blend with the current roof.
No extension to the overall footprint of the building is proposed.
Site details
Planning documents state that the site covers approximately 182.5 square metres and is currently in commercial use.
The applicant has confirmed that the building is not vacant and that the proposal represents a change of use and reconfiguration, rather than new development on undeveloped land.
The application also states that the development falls under a “de minimis” exemption for biodiversity net gain, meaning no additional ecological mitigation is required.
What happens next
The application will be reviewed by Erewash Borough Council’s planning department.
Local residents can view the submitted plans and documents online and submit comments as part of the public consultation process.
Ilkeston News will continue to follow the application and report on any updates or decisions as they are made.
