Residents voice concerns over proposed extension to semi-detached home in Nuthall Circle

Residents in Nuthall Circle have raised concerns about plans to significantly extend a semi-detached property in the area.

A householder planning application (ERE/038695) has been submitted to Erewash Borough Council for 7 Nuthall Circle.

The proposal includes a single-storey rear extension, a large rear dormer and internal alterations.

Plans show the property would provide five bedrooms across three floors, including three en-suite bedrooms and two sharing a shower room.

The application relates solely to building works and does not include any request to change the use of the property.

However, some neighbours say the size and internal layout have prompted questions locally.

One resident described the street as a “quiet community” where neighbours know each other well. They said they were concerned about the potential impact that higher occupancy levels could have on parking and the overall character of the estate.

Residents also said they value the area as established family housing and would not want to see a reduction in the number of homes available for single households if patterns of occupancy were to change in the future.

Under planning rules, the property would remain classed as a single dwelling (Use Class C3) unless a separate change-of-use application was submitted. No such application has been made.

An Article 4 Direction restricting new small Houses in Multiple Occupation (HMOs) in parts of Ilkeston is due to come into force in May 2027.

Currently, in the absence of Article 4 restrictions, a change of use from a single dwelling (C3) to a small HMO (Use Class C4) – typically defined as occupation by between three and six unrelated individuals sharing facilities – can in some cases take place under permitted development rights and may not require a full planning application.

Larger HMOs accommodating seven or more people would require planning permission.

Erewash Borough Council will consider the current proposal under standard householder planning policies, including its scale, design and impact on neighbouring properties.
