Just weeks ago, there was cautious optimism in Ilkeston when the former Ritz Cinema and Bingo Hall was sold at auction.
On 6 October, Ilkeston News reported that the Grade II listed landmark had changed hands for £202,500, raising hopes that long awaited restoration work might finally be on the horizon for one of the town’s most recognisable buildings.
Six weeks on, those hopes are now being tempered by a new question.
What exactly is the plan for the Ritz?
From sold to re listed
Rather than signs of surveys, scaffolding or planning activity, the former bingo hall has now reappeared on the market.
Commercial listings show the building back up for sale at £325,000, around 50 per cent higher than the most recent auction price.
At the same time, the entire building is also being advertised for rent at £3,250 per month, promoted as a potential events venue, gym, workshop, retail space or cinema.
Shell condition and all costs to the tenant
Messages seen by Ilkeston News confirm the building is being offered in shell condition.
That means:
- no refurbishment
- no fit out
- no planning permission in place
- and all costs to make the building usable would fall to the tenant
The advertised rent of £3,250 per month, equivalent to £39,000 a year, would be payable on top of any restoration or compliance costs.
When asked whether planning permission was already in place for any new use, no confirmation was given.
A listed building with added hurdles
As highlighted previously, the Ritz is a Grade II listed building, meaning any alterations or change of use would require planning permission and listed building consent from Erewash Borough Council.
A search of the council’s planning portal shows no applications submitted since the September auction sale.
Without those approvals, the building cannot legally reopen to the public.
Hope, heritage and unanswered questions
In October, the sale of the Ritz was widely seen as a potential turning point for a building that has been part of Ilkeston’s identity since 1938.
Residents shared memories of cinema nights, bingo sessions and community events, and many expressed hope that the landmark could once again play a role in town centre life.
Now, with the building back on the market and also offered to rent unfinished, questions are being asked about whether the Ritz is heading towards restoration, or simply another period of uncertainty.
