Plans submitted to convert Sandiacre stables into dog boarding kennels

Plans have been submitted to Erewash Borough Council to convert an existing stable complex at Hillside Farm, Rushy Lane, Sandiacre, into a dog boarding kennel facility.

The proposal would see the reuse of existing equestrian buildings rather than the construction of new development, with the applicant seeking permission to change the use of the stables to provide accommodation for boarded dogs.

Documents submitted with the application show the facility would contain 18 kennels, together with an isolation kennel, reception area, indoor exercise space, kitchen, storage areas and staff facilities.

An existing horse ménage (riding arena) would also be converted into a secure outdoor exercise area for dogs, with fencing increased to two metres in height around the enclosure.

Planning documents state that the business would provide 24-hour care for boarded animals. However, customer visits would be restricted to specific daytime periods, with proposed drop-off times between 10am and midday and collections between 4pm and 7pm.

The site is located within the Green Belt. In a supporting statement submitted to the council, the applicant argues that the proposal represents an appropriate reuse of existing rural buildings and would not result in any increase in the site’s built footprint.

The statement says: “The proposal involves the reuse of existing permanent buildings, with no increase in built footprint. There will be no material impact on the openness of the Green Belt.”

The applicant also argues that the site is sufficiently separated from neighbouring properties and that potential noise impacts would be managed through the design and operation of the facility.

According to the submission, all boarding kennels would be located within the existing building, while an isolation kennel would be available for any dogs causing disturbance.

The application states that the proposal would create two full-time jobs and support rural business diversification.

Erewash Borough Council will now consider the application before making a decision.

Residents wishing to comment on the proposal can do so through the council’s planning portal while the consultation remains open.
